Inspecting Properties

After we’ve conducted a comprehensive brief to define your requirements we will begin sourcing properties for you immediately.
We personally inspect all properties that meet your requirements saving you time and disappointment by eliminating properties that do not suit your requirements.

We will arrange times for you to inspect the most suitable properties at your convenience. We provide photographs and videos. If you are out of Sydney or unable to find the time to inspect property we will ensure you are in a position to make an informed decision.

Our Process

Following is a simple outline of our process:

  • Search – Identify properties that meet your criteria. We arrange inspections of selected properties at your convenience. For overseas buyers we provide digital photos and videos.
  • Shortlist – We provide comprehensive details of several properties that fit your criteria. Discussing the properties, asking prices and market value ranges allows further clarification of the brief.
  • Value – Market Value of the most suitable properties is determined by a registered property valuer and presented in written reports.
  • Present – we present written reports detailing suitable properties outlining the market value, benefits and negative features of each property. 
  • Negotiate – Our negotiation skills will ensure that you get the right property at the best possible price and on your terms. For properties going to auction we usually attempt to negotiate the purchase prior to the auction date. However, should it proceed to auction, we will bid at the auction on your behalf, and manage any post auction negotiations should the property pass in or be withdrawn. Dovetailing of settlement dates avoids further stress and saves you money.

We will continue this process until the right property is secured.

  • Related Services – we will arrange all related services, such as building and pest inspections and strata searches, property managers for investment properties, lawyers, mortgage brokers, tax consultants and insurance if required. All external consultant’s fees are at client's expense.
  • Post Exchange Services – we maintain contact after exchange of contracts up to final settlement to ensure all is running smoothly.

Legal requirements for bidding at auction in Sydney

Aspect Property Finders will advise you on and make all the necessary arrangements to represent you at auction including the details needed for the bidders’ register and the letter of authority for the auctioneer or a formal Power of Attorney.
