What’s Involved?
We act exclusively for you in devising and implementing an appropriate strategy to buy the right property at the lowest possible price.
We provide two main services. The suitability of each depends on the amount of time you have available. The research and negotiation process can be done completely by us or we can simply provide assistance once you’ve found a property.
Properties are shortlisted based on your criteria. We won't waste your time with unsuitable properties.
We can handle everything for you or simply provide assistance once you've found the right property.
Why Pay a Commission on Purchase?
You don't have to because we offer two payment methods - a finders fee or an hourly rate. The decision is yours.
Should you prefer to pay for our time instead of a commission we are happy to assist. Our fees are fair and reflect the actual amount of work involved.
Does Aspect Employ Buyers Agents?
Yes, but they are also highly experienced property valuers. This assists our team to find the best properties at the best price.
When necessary our team will get assistance from our network of solicitors, architects, builders, town planners and land economists.
Buyers agents often give the impression that any discount from an asking price is a good result - it's not.

Our search, valuation and negotiation service covers every phase of the purchasing process. Following is a brief outline of what we do:
- Discuss and understand your property requirements.
- Search extensively across your target market for all properties that meet your criteria using our extensive industry network.
- Present selected properties to you by providing written reports and arranging inspections at your convenience. For overseas buyers digital photos and videos are of particular importance.
- Value shortlisted properties.
- Negotiate the purchase price or bid at auction on your behalf.
- Other Services are arranged if required, such as building and pest inspections and strata searches, property managers for investment properties, lawyers, mortgage brokers, tax consultants etc.
- After Exchange has occured we maintain contact with the relevant parties to ensure everything is proceeding to plan. At this point we provide a complimentary capital gains tax valuation if required.

Preparing a Client Brief
A comprehensive instruction brief is prepared after detailed consultation with you. We need to get a thorough understanding of the following:

We consider current and upcoming offerings as well as private listings.
Our Assisted Pre-Purchase Advice Service is suitable if you wish to inspect certain properties and have an active involvement in the selection and elimination process. We can handle everything for you from inspecting properties of interest to negotiating with agents / vendors.
By having an awareness of a wide range of property types across Sydney and their positions in their respective property cycles we can identify a property or a number of properties in a short period of time.

Buyers need to know the real value of a property, as registered valuers we’re in a position to tell them. Unfortunately, buyers are often reliant on information supplied to them by vendors or their selling agents (who work only for the vendor and / or themselves).

Note in Regard to Finance
If you have special requirements we can usually be of help. We are not qualified to assess your suitability for finance, or obtain finance on your behalf. If you require vendor financing we can still help you find the right property and even suggest lenders that will provide the necessary products. We do not have any direct relationships with lenders that enable us to provide pre-approval or guarantee the availability of mortgages.
